General Description

This building is a 1904 three story Victorian. There are six units, two per floor which are referred to as flats. The unique feature of flats is that each unit has a total of 9 windows on three sides. A common feature of these older buildings is the amount of detail in the form of crown moldings above doors and windows, chair rails and picture moldings. All of the units have the original real wood floors, not pergo or some other laminate as well as the original claw foot tubs with shower rings. The second and third floor units have balconies that can be used by all tenants. There is a small courtyard in the back with a firepit table and umbrella for everyone’s use. There are three full size BBQ’s in the back, one on each level.

Location

This building is located in the Historic Alkalai Flats neighborhood, one of the oldest neighborhoods in Sacramento. The location is convenient to many downtown amenities, light rail and restaurants. This location has a WALKERS PARADISE score of 94 and a BIKERS PARADISE SCORE OF 98. There is a convenience market directly across the street, a Korean BBQ directly across the street and three coffee shops within 2 blocks. The State Capitol is 6 blocks away, Golden One arena is 8 blocks away and most downtown city, county and state office buildings are within walking distance.

Parking

This building was constructed when horses and later trolleys were the main form of transportation. Consequently, most original downtown structures such as this one do not have any provision for off-street parking. Most downtown areas use permit parking systems to manage parking and residents take their rental agreements to City Hall to get temporary parking passes and later their first utility bills to get annual passes.

Utilities

Residents pay for their gas (for space heating, how water and stove) and electricity, which is estimated to run about $100-120 per month, depending upon the time of year and personal use habits. Residents also pay for any cable or internet service they elect to use. The owner pays for garbage, water and sewage.
